$2 Million in 'Real Estate' WITHOUT Loans

We've been working on a project for an ordinary employee who has in the past few years accumulated land assets worth over 2 million dollars. What's interesting about this is that he did it without taking a single bank loan.

He's also been helping some of his closest family and friends to buy profitable land real estate with even the tiny incomes of a few hundred dollars a month.

The trouble is that despite all the "accumulation", he still lacks the skill of selling the land--so the numbers are based on the prices neighbours in the area are selling for.

To help him make the sales i devised an online system to market the land using the internet and some of the "Magnetic Sponsoring" techniques. So we began by marketing the story to anyone who is interested in learning to profit from real estate.

This doesnt make sense to people who are SO concerned with how to sell their land. How can giving out free info on buying land get them any result? "Let's just advertise the land like other people!"

In the Network Marketing industry, that's what people STILL insist on doing. They want to market their opportunity and not information that distinguishes them from everyone else.

So let me tell you why this method works with land and maybe you'll see more clearly why it will work with your opportunity.

Despite the fact that (according to some people) the country we're marketing land in is a little behind the times with technology and its population doesn't generally use the internet to buy stuff--the method works. We advertise in the newspaper and on the land itself.

But offering something unique from the crowd helps us stand out as the people MORE prospects want to contact. We just want them to make contact or enter our mailing list to get educated.

This gets together a huge list of people who have bought or are considering buying real estate for profit. We can market to them later all we want--but for now we have a targeted audience.

Consider this, if we posted an ad "Buy North Amman Land: $12/sq m, 1,500 sq m. 555-2591" our prospect only has price and area to shop on. Say it cost us $100 to list this ad. You'll get 2 tyre kicker callers (probably neighbours trying to find out what their land might be worth). That's $50 per lead. Great. We do this month after month till we find a buyer. By the time, we're done it cost thousands to advertise to get ONE buyer.

Come time to advertise Land #2, we gotta do another ad for $100 and do this over and over.

Bad idea, right?

Alright when we list information like, "Profit Opportunity - Get 1,500 sq m land for peanuts. www.GetRichFromLand.com 555-2591" we get 50 people respond to the $100 ad. That's $2 per lead. Not bad. But we also have their contact details and know they want to buy land for profit.

And now when we want to market Land #1 or Land #10 it costs us no more per lead except the initial cost.

Why? Because every time we issue an ad, instead of it being to the "general public", it's an ad issued to a highly targeted list of prospects. It's like purchasing an ad in a Real Estate publication...except that you won't pay anywhere near as much for it because you own the subscriber base!

Instead of asking "How can i enrol more people in my opportunity?", you need to be asking "How can i interest a LOT of people who buy opportunity?".

Instead of marketing your ground floor, best thing since sliced bread, great company vision opportunity--market your ability to help them achieve the result they want from an opportunity.

Gather together your own "Network Marketing magazine subscriber base" and then you can advertise anything related to network marketing to them for free.

Jim you are absolutely correct, that is definitely the "gold nugget" that Mike talks about..

Excellent post. It shows how Magnetic Sponsoring can and should be used by every business, not just online or MLM.

It gets into Mike's whole philosophy that the only people who make money in business are leaders who hold valuable information. Marketing is learning how to prove to the world that you hold that information.

Great post, Jim.

I like to hear from people that use what they learned from Magnetic Sponsoring and start appltying that knowledge in areas other than Network Marketing.

Once you learn how to think, the opportunities are endless!

Thanks for the post Jim. You can use that appoach in any business. I Lease Option Real Estate properties, and what we do is give a conference call to FSBO's giving out info on how to make the most money selling their property. And we continue to give them free info to help them in their selling proccess. We let the seller choose for themselves if lease optioning is the best thing for rhem.

I've seen this thread on the forum for a few days now and was not interested in reading it based on the subject line. I don't care about real estate.

Today I had a little time so I read your post Jim. Needless to say it was not at all what I had expected to read and found myself very interested in how you parlayed your MS knowledge into a product for your friend to use in marketing his property.

That's the way to think..........outside the box.
